Throw Out YOUR Crystal Ball

A lot of sellers out there in 716 land will want to put their houses on the market in 2023. Virtually all of them will think to themselves that, “Of course, their house will sell immediately, right?”  This will probably surprise you but a high percentage of them will be wrong. This is certainly true for those brave and frequently foolhardy sellers who try to go it alone. But surprisingly, even for brokers in practically every market, between 40% to 55% of the “listings taken” will not sell during the first listing period. This time frame can run anywhere from 6 months to a year. In fact, everyday, agents who are actively working in the business will check what they refer to as the hotsheet (which posts daily, and shows new properties for sale, price changes and expired listings.) There are scores of homes that hit the expired list, each day. These are all the houses that surprisingly didn’t sell contrary to the seller’s expectations. Sometimes harsher agents will refer to this as the “Bozo” list. Somehow, I suspect that most sellers not only did not think this was possible but there were no signs of any of this in their respective crystal balls. Not to worry because either way there is definitely a way to avoid the “Bozo” list.


Crystal balls, casting astrological charts, and reading tea leaves, can be fun things to jibber jabber about at parties but for most logical thinking grownups, these arcane practices are considered less than perfect for predicting purposes. What I am about to tell you is a true game changer. Your agent can definitely make a prediction that will come close to 100% accuracy. Stick with me on this. Now there are a few agents who know what I am going to share with you, but at Husvar Real Estate, our agents use what I am going to share with you as a part of our standard operating procedure. It’s like a Silver Bullet.


We use a tool called a Salability Rating Checklist.


The average agent, and most sellers, will tell you that the only thing that matters or the most important piece of the marketing puzzle is the PRICE. I will concede that Price is certainly one of the factors. But what else goes into whether or not you have a salable property. Brace yourself. Our Salability Rating Checklist covers 18 separate issues that it addresses, and we don’t get to price until number 4 on the list. When you review the list with your agent, both of you can literally figure the odds to nearly to 100% accuracy if you are able to check off the boxes appropriately.


Now I say nearly 100% because much like the best doctor in town, who is reviewing the patient’s chart, they can see, blood pressure perfect, heart rate and pulse perfect, all blood tests perfect and the patient is young and strong and has a seriously healthy diet and lifestyle, and you guessed it, they drop dead for no apparent reason. Yeah, that’s not supposed to happen. But with our Seller’s “chart” I kid our agents, and tell them “now you know your odds.”  Wouldn’t you like to play “as sure a winner” as possible.
